The twice-annual inspection recommendation comes from roofing manufacturers (including GAF), insurance industry guidelines, and the practical reality of Northeast Ohio's climate. Here's what each inspection season should address:

Spring inspection — after winter

Northeast Ohio winters are among the harshest on roofing systems in the country. A spring inspection should assess: ice dam damage at eaves and valleys (look for granule loss, lifted or cracked shingles at the eave line), freeze-thaw damage to flashing sealants (thermal movement cracks caulk around chimney and wall flashings), pipe boot condition (rubber boots degrade faster in freeze-thaw conditions), gutter reattachment (ice weight pulls gutters away from fascia), and any wind damage from winter storms. Spring is the highest-value inspection season in Ohio.

Fall inspection — before winter

The fall inspection is about preparing for what's coming. Catch any issues before they become winter problems: clear debris from valleys and gutters before leaf fall peaks and before freeze-up, check ridge vent for blockage, inspect and re-seal any flashing areas that show movement, verify ice and water shield is intact at eaves, and assess whether any marginal conditions should be addressed before another freeze cycle.

After storm events

Any significant hail event (quarter-size or larger), high wind event (60+ mph), or severe storm should trigger a prompt inspection regardless of season. Hail damage that appears minor from the ground can be substantial up close — bruised shingles lose granules rapidly after impact and begin premature aging immediately. Prompt documentation after a storm event is also essential if you want to pursue an insurance claim.
